In a multi-unit building one burst supply line becomes three units, a hallway and a deductible dispute. Safehous puts a flow sensor and an automatic valve on each suite’s supply, so a leak closes that suite’s water and nobody else’s.
Where buildings lose water
Most suite leaks start at the same places: dishwasher and washer hoses, toilet supply lines, water heaters and the valves behind a vanity. In a stacked building, water that escapes one suite travels down through the ones below it before anyone upstairs knows.
The cost lands on the strata as much as the owner, which is why councils ask about detection before the next insurance renewal.
How Safehous protects a building
Each suite gets an in-line flow sensor and a motorized shut-off valve on its supply, plus point-of-leak sensors where water shows up first. When a sensor trips, only the affected suite’s valve closes.
The resident is alerted on their phone and building management is alerted at the same time. Everything reports over one encrypted LoRa wireless network, separate from the building’s Wi-Fi, to a gateway connected by Ethernet or Wi-Fi — or, with the optional gateway hub, by 4G cellular.
