Where commercial buildings lose water
Leaks start in the same places in most commercial buildings: washroom cores stacked floor over floor, kitchenettes and coffee stations, mechanical rooms, rooftop equipment, and the supply risers that feed them all. Many happen overnight or over a weekend, when floors are empty and nobody sees the water until Monday.
The damage rarely stops at the building itself. Tenant improvements, equipment and business interruption all follow a leak down through the floors.
How Safehous protects a commercial building
Riser shutdown closes the supply to an affected stack with an automatic ball valve actuator, on the command of whoever confirms the leak — building manager, security or site staff — with no mechanical room to reach first. Point-of-leak sensors in washroom cores, kitchenettes, mechanical rooms and server or electrical rooms show which floor to send someone to.
Alerts go by text, email or voice call to building management, security and the owner at the same time, and access is set person by person. A fire sprinkler flow sensor is available as an add-on.
Common questions
- Can we shut off one riser without closing the whole building?
- Yes. The actuator sits on that riser’s isolation valve, so closing it takes water off that stack only. Everyone who needs to know is alerted the moment it closes.
- Can it be installed while tenants are in the building?
- Yes. Risers, mechanical rooms and common areas come first and need no access to tenant spaces. Tenant floors are scheduled around them.
